How do I know if my roof needs replacing or just repair?

Age is the strongest indicator. Most asphalt shingle roofs last between 15 to 25 years depending on climate and maintenance. Check your roof's installation date from permits or previous owner records.
Count active problem areas. If you're fixing the same spot twice in five years, or if damage is scattered across multiple sections, you're probably throwing money at a failing system. A single leak or blown section on an otherwise sound roof is worth repairing.
Cost crossover point
A repair typically costs a few hundred to a couple thousand dollars. A full replacement costs significantly more. If repairs are adding up year after year, total the costs. Once you've spent 50 percent of replacement cost in repairs over a few years, replacement becomes the smarter choice.
What to ask a contractor
When you get estimates, ask the contractor to identify which sections are beyond repair and which can be patched. A honest roofer will tell you if replacement is premature. See our guide on vetting contractors before you call anyone.
